Scammers have found a new way to fake listings online and trick consumers. It involves scraping listings from sites like Zillow and impersonating real estate agents in an attempt to collect fees from consumers.

Scams like these aren't going away, so the Texas Association of REALTORS® is working to raise awareness among consumers that there's only one trusted source for real estate information - a Texas REALTOR®

The Texas Association of REALTORS® has produced new radio spots that communicate this message which will begin airing on stations across the state on May 13. Listen to the 30-second spot and 60-second spot now on TexasRealEstate.com and share them to protect others.

          THE IMPORTANCE OF HOMESTEAD EXEMPTION
Save Money by Lowering your Property Tax Bill . . . Do You Qualify?
September 28, 2011

You can reduce the taxable value of your home by $15,000. How? By applying for a residence homestead exemption. Find out if you qualify...click here for the Texas Comptroller of Public Accounts Web Site. There is NO FEE for applying for a homestead exemption - you just download the application and file it with your local appraisal district between Jan. 1 and April 30.              IMPORTANT:          A new law went into effect Sept. 1 which requires applicants for all homestead exemptions
to provide a copy of their Texas driver's license or state ID card and vehicle registration receipt.
The documents must show the same address as the property for which the exemption is requested.
Applicants who don't have a vehicle can use a utility bill with the correct address in place of the registration receipt.
          TEXAS REALTORS WORKING FOR YOU
May 10, 2011

Did you know that Texas REALTORS® work for you all year long?

Members of the Texas Association of REALTORS® work with your local, county,
and state lawmakers to ensure Texas remains a "homeowner friendly" state.
By reviewing proposed new laws in Texas, analyzing the proposals, and working to educate legislators on the effects of the proposals on individual home buyers and sellers, Texas REALTORS® are working for you and believe most buyers and sellers would rather keep their money in their pockets.

Texas REALTORS® are always watching out for Texas homeowners. They realize that buying and selling a home is a major decision for most people. They also believe that only people who are highly qualified and knowledgeable in their craft should practice real estate sales. That's why Texas REALTORS® are supporting a bill in the Texas Legislature to increase the requirements for more experience before granting a broker's license, as well as, requiring more continuing education concerning a broker's responsibility. The proposed bill protects consumers by ensuring that real estate brokers are better prepared to train and take responsibility for the sales agents working for them.

Texas REALTORS® are working to improve oversight of homeowners associations. They support laws to ensure HOA operations are transparent and consumer-friendly. Texas REALTORS® believe "your" home is "your" castle and they are in Austin fighting to protect your homeowner rights.

In  April,  more  than  2,000 Texas  REALTORS®  stormed the  Capitol in Austin to meet with state senators and representatives  and  presented  the  case  for homeowner rights all across Texas - a voice for ALL homeowners,                                                                                            not just those who were buying or selling houses.

Your Texas REALTORS® are always working for you.

HOW ONLINE HOME-PRICE ESTIMATORS DISTORT THE MARKET
October 7, 2013                            Clifford Rossi, American Banker                     Click here to read this informative article

One of the more attractive tools on real estate search websites these days for prospective homebuyers and sellers alike are those providing automated house value estimates. In today's world, the thirst for real-time information is almost unquenchable. Yet arming consumers with such tools without providing them with disclaimers on the limitations of these models can magnify price volatility in housing markets and hurt house sales.
6 THINGS REAL ESTATE AGENTS WISH YOU KNEW
December 9, 2013                        Dana Dratch, Bankrate.com               Click Here To Read The 6 Things You Should Know

Real estate agents see it all...From the unmade beds to the overstuffed garages to the "What were they thinking?" decor. Over the years, they learn a thing or two: Why some houses sell, while others linger on the market. Why some promising buyers never make it to the closing table. How to get a better deal on the mortgage. Whether you're a buyer, seller or both, here are six things real estate agents wish you already knew.
IT'S PRICE THAT SELLS A HOME
January 20, 2014                          Blanche Evans, Realty Times                                     Click Here To Read The Complete Article
You've heard the old saying - "Location, location, location."
The real truth is "Location, condition, and price." And price trumps every other factor.
Location affects the value of a home, but it's price that sells a home . . . . . It's about the price.
HOW TO NEGOTIATE ISSUES AFTER A HOME INSPECTION
January 24, 2014                         Bill Gassett                                                              Click Here To Read The Complete Article

A home is never truly bought or sold until the money has exchanged hands. You may have received an offer on your house and be fairly certain that you have a buyer, but there are several other steps you must go through before the sale is final – one of which is the home inspection. Unless your home is flawless – which few ever are – you are probably in for some negotiations with the buyer before you see the end of your sale. So what is the best way of going about negotiating home inspection issues?
DO'S AND DON'TS IN THE HOME BUYING PROCESS
January 31, 2014                     Dana Anghel
Before  you   get  started  on  a  loan   application, take a deep breath, clear your mind… and accept the fact that you will be required to provide A LOT of documentation.  Borrowers  often get frustrated when more and more things are asked from them. Do yourself a favor:  don’t complicate things more than  they  need  to be. Read the Do’s and Don’ts list  to  help  you  before  and  during  your  homebuying process.
5 REAL ESTATE RULES YOU SHOULDN'T BREAK
February 28, 2014                      Chris Birk, Credit.com

While there aren’t hardcore “rules” to follow, there are absolutely best practices and proven precepts that you should carefully consider when purchasing a home. Here’s a look at five big ones:
1)  Don't Make An Offer Without Pre-Approval                                       4)  Sell Yourself
2)  Use A Real Estate Agent                                                                     5)  Tour Homes In Person
3)  Put Down Earnest Money                                                                                 Click Here To Read The Complete Article

Positioning your home to sell is something that takes time and effort, but it does not necessarily need to be difficult. The key of course is knowing which improvements that will help sell your home and which will be a waste of money.

WHAT APPRAISERS LOOK AT DURING A REAL ESTATE APPRAISAL
August 4, 2014                     Bill Gassett

A visit from an appraiser is an inevitable part of selling your home. Even if your buyer is happy to pay what you ask and loves the place, the lender will still require that an objective third party – in the form of a professional appraiser – come through the home to determine its value. Because the appraiser operates independently, his or her opinion will be based purely on the market and the state of your property. But, while you may not be able to sway the final verdict, it is certainly worthwhile to know what an appraiser will look for. Click Here to read the full article.
